Welcome to the Boulder Real Estate Life Blog Boulder Reale Estate Activity for 2010 2010 has been a great year so far. In comparison to 2009 we are at about 100 more sales for the year so far in the town of Boulder. Currently as of July 25 2010 there are about 90 properties under contract in town. The inventory in town could not be better, so Buyers its time to pull the trigger. Interest rates have never been better and Sellers are ready for offers. Real Estate Sales In Boulder Up Since 2007 ! There is light on the other side! In comparing the last 3 years, January sales have been down. January 2010 is moving on up. To compare the past 4 years, Jan 2007 sales hit 95, Jan 2008 dropped to 64, Jan 2009 dropped again to 39, and Jan 2010 hit a gain to 52. I believe this is a movement that we will see more of through out 2010. 2007 was a great year in real estate for Colorado. The following years hit a wall, but that wall has begone to drop. Real estate is on the move and there has never been a better time to buy in the Boulder real estate market. Let me know your thoughts! These stats Show sales in 2008 vs 2009. The end of the year, 2009, has shown an upscale in property vs property that sold in 2008. The list below is property that sold in Boulder Colorado within a 7 mile radius of downtown. * Jan 2008= 64 2009= 39 As you can see sales have been dropping in the past two years. However there is light at the end. The las two months of 2009 are up since 2007 and I do feel we will see more improvments through out 2010. This is the year of recovery. Over the past plus month, the single family homes market under 400k in Boulder has been really cooking. One of my Clients, that has been searching in this range recently, had 9 out of 18 properties go under contract with in the time period that we were looking.
