If you are looking in the 200k to 300k range then look in all the major areas and compare the values. Email your criteria to me and I will set you up on your own personal site. Here you can monitor all of the properties I send you and change your search criteria as often as you want.   Once you have established the area and what you want, We can meet and preview your favorite properties and find the best property for your needs.

2. Become pre-qualified for a smooth Buying experiance:

3. Meeting with Matt Cheek your Buyer Specialist

        Make sure you contact Matt to set up an appointment to view property. On the first meeting, Matt will explain the viewing process as well as the contract process. Also Matt will explain to you that there are two different ways he can work for you. One is as a transaction broker and one is as a Buyer Agent both are explained below. Always remember, the Seller pays the real estate commission.

 

       Buyer Agent

              A Broker that is hired to work for the Buyer.  A buyer’s agent works solely on behalf of the buyer and owes duties to the buyer which includes the utmost good faith, loyalty and fidelity.  The broker can and will negotiate on behalf of and act as an advocate for the buyer.  The Buyer is legally responsible for the actions of the broker when that broker is acting within the scope of the agency.  The broker must disclose to potential sellers all adverse material facts concerning the buyer’s financial ability to perform the terms of the transactions and whether the buyer intends to occupy the property.  A separate written buyer agency agreement is required which sets forth the duties and obligations of the parties. If a Broker has a listing and is working with a Buyer that is interested in that same listing, the Broker will function as a Transaction Broker, a third neutral party.

   Transaction Broker

                 Assists the buyer throughout a real estate transaction with communication, advice, negotiation, contracting and closing without being an agent or advocate for any of the parties.  The parties to a transaction are not legally responsible for the actions of a transaction broker and a transaction broker does not owe those parties the duties of an agent.  However, a transaction broker does owe the parties a number of statutory obligations and responsibilities including using reasonable skill and care in the performance of any oral or written agreement. A transaction broker must also make the same disclosures as agents about adverse facts concerning a property or a buyer’s financial ability to perform the terms of a transaction and whether the buyer intends to occupy the property. No written agreement is required.
